Step 1 of 3: Equipment

Electric water heaters put all their work through two components: the heating elements and the thermostats that cycle them. Electricity heats more occupied homes in Beaufort County, South Carolina than any other fuel, at 79.8% (2020-2024 ACS 5-year). That means a contractor diagnosing a failed or underperforming unit here is not tracing a gas valve, a burner, or a flue. The elements burn out, scale over, or lose contact at the thermostat mount, and those are the first places a repair visit goes. Venting and combustion air are off the table. The whole repair scope narrows to the electrical side of the tank.

Water heaters in housing this old accumulate sediment and anode rod wear at a pace that shows up inside the tank, and what a contractor finds once the unit is open decides whether the job is a targeted repair or a longer conversation about parts availability. Half the homes in Beaufort County, South Carolina were built in 1999 or earlier (2020-2024 ACS 5-year). Equipment running that long in Beaufort County's climate has been working against mineral-heavy water the whole time, and some of what a contractor pulls from an older tank is no longer a stock item at a supply house. That parts question, once the tank is open, is what sets the scope.

The Parts of a Water Heater a Contractor Checks During a Repair

The tank is the piece most homeowners recognize, a tall insulated cylinder that sits in a utility room, basement, or garage and holds the stored water. Wrapped around or submerged inside it are the heating elements or burner assembly, and these are where a contractor looks first when water stops getting hot or the unit runs poorly.

The thermostat controls the target temperature and sits mounted against the tank wall or tucked behind an access panel. The pressure relief valve is a safety device threaded into the upper portion of the tank, and the anode rod runs down through the interior to slow internal corrosion. The inlet and outlet connections at the top of the tank are also checked when there is leaking or pressure loss.

The drawing shows a typical layout, and a licensed contractor determines which parts apply to the specific unit and installation in your home.
